Grounds Manager vs LMN by Granum.
Grounds Manager is the open ledger for serious landscaping operators: real-time profit for the office, performance for the crew, verified proof for the customer. LMN built a great estimating tool since 2009. This page explains the piece it was never built to do.
LMN is a serious product built by serious people. We're not here to dunk on it. We're here to explain when it's the wrong tool for your shop — and when it's the right one.
One source of truth. Three people who can finally see it.
Most landscaping software shows the office one thing, the crew another, and the customer nothing. Grounds Manager is built the opposite way: one ledger, three views. That is the difference that compounds, and it is the part no competitor on this page can match.
See profit before the job closes.
Real-time crew P&L, anomaly alerts when actuals run past estimate, per-contract profitability. You stop finding out a contract lost money eight months too late.
Crew leads run the business with you.
Performance against estimate in the crew's hand, one-tap property knowledge capture, institutional memory that survives a crew lead quitting. Not surveillance, visibility.
HOAs see proof, not promises.
A magic-link portal with GPS-timestamped visits, photo evidence, and an annual record that defends your contract at renewal. Plus automatic sync to the vendor portals your property managers already require.
Same data, three audiences, always in sync. That is the open ledger. Everything below is why LMN can't deliver it.
Two good tools, different shapes.
Both are landscaping-native. The deciding factor is usually portal workflow and pricing model, not features.
Estimating depth is everything.
- You bid multi-million-dollar design-build projects regularly
- Budget-based estimating with overhead recovery is your edge
- You don't submit work through vendor portals
- You have a dedicated office team to absorb a 4–6 week onboarding
You serve commercial properties.
- You submit work through ServiceChannel, UtilizeCore, Buildium, or AppFolio
- Per-license pricing is starting to hurt as you grow crews
- You want to be live in a week, not 4–6
- You'd rather pay for crews than for seats
Book a 20-min call.
- We'll ask two questions: how many crews, and which portals
- If LMN is the better fit, we'll tell you
- No deck, no SDR — founder-led
The differences that actually matter.
Grouped by what shows up in the month-end numbers — not by what looks good in a demo.

LMN is great at estimating. It just doesn't talk to your client's portal.
LMN built its reputation on budget-based estimating — and it earned that reputation. Since 2009, they've taught the green industry how to think about overhead recovery and true cost pricing. If you're an entrepreneur trying to figure out whether your $4,200 install bid actually makes money, LMN's calculator is genuinely best in class.
That's the gravity well of the product. Every feature radiates outward from "help the contractor price profitably." It's a bottom-up, bookkeeper-first way of thinking about a landscape business.
But for commercial contractors serving property managers, the bottleneck has shifted. The estimate isn't the hard part — your foreman could build a maintenance estimate in their sleep. The hard part is the round-trip: receiving work orders from ServiceChannel, dispatching crews, capturing completion proof, and pushing it all back into the portal in the format the property manager's AP team requires.
LMN doesn't do that. It can't, today, without a public API. Grounds Manager was built around that round-trip first, and added estimating second.
Different bet on what's broken.
LMN gives the office a great estimate. Grounds Manager gives the office, the crew, and the customer one ledger that runs from estimate to verified, paid, renewed. The estimate is where LMN's story ends. It's where the open ledger begins.
Close a job once. Everywhere.
This is the customer's view of the open ledger in motion. The crew closes the job once; the proof flows to the customer's portal and the vendor portal automatically. No office re-entry, no missed uploads, no contract risk.
Property managers don't adopt your software — they make you adopt theirs. Grounds Manager pushes completed work outward to whatever portal your client requires. LMN leaves that to your office.
Close once, done.
- 01Crew marks job complete in the GM mobile app
- 02Photos, notes, and completion data push to ServiceChannel automatically
- 03Invoice generates with PO match and work order reference
- 04Office gets a notification, not a data-entry task
Close, then re-enter.
- 01Crew marks job complete in LMN Crew app
- 02Office manager opens ServiceChannel in a separate tab
- 03Office manually re-enters completion details, uploads photos one-by-one
- 04Repeats for every job, every day, in every portal
LMN does not currently integrate with commercial vendor portals and has no public API.
You shouldn't pay before you've used the software.
LMN charges an onboarding fee before your first month of use. Then you spend ~27 hours over 4–6 weeks getting it set up. We do it differently.
LMN onboarding
Per LMN's own FAQ, most companies spend about 27 hours across 4–6 weeks getting up and running. On top of that, the onboarding program itself is paid:
- Starter Launch: $797 (group sessions, no data upload)
- Professional Launch: $1,497 (1-on-1, includes data upload)
- 50% off if you commit annually
Grounds Manager onboarding
Founder-led, included in your subscription. We do the work, you verify it.
- 30-min kickoff call to map your setup
- Data migration done by us (clients, properties, recurring jobs, QB-linked invoices)
- Portal connections (ServiceChannel, QuickBooks, Stripe) configured for you
- 45-min live training with your foremen
Per-license vs per-crew. The math compounds.
LMN's published pricing is transparent — they have a calculator on their site. The issue isn't transparency; it's that the model charges you for every office staffer and every crew member as separate billable seats.
$598/mo
Includes 3 office/crew lead licenses + 15 crew member licenses. Additional licenses cost extra.
- Base plan (3 leads + 15 crew)$598
- Additional crew members (varies)+$/mo each
- One-time Pro Launch fee$1,497
- Total / month (year 1, software only)~$723
Per-crew pricing
Banded by crew count. Unlimited field users and office staff. No onboarding fee.
- Contender tier (4–8 crews)$329
- Unlimited field users + office staffincluded
- One-time onboarding fee$0
- Total / month$329
Worked example: 5 crews, 3 office staff, 15 crew members
At LMN Professional, this contractor pays $598/month plus $1,497 upfront. Amortized over year one, that's effectively $723/month — and the bill grows with every office license and crew member license added. With Grounds Manager, the same operation runs $329/month on the Contender tier, with those 3 office staff and 15 crew members all included at no extra cost. Add field staff and your Grounds Manager bill doesn't move; add a whole crew and you simply move up a tier.
"We were spending four hours a week re-keying completed work into ServiceChannel. Grounds Manager cut that to zero. That's half a day back — every week — without hiring anyone."
